The infill working group met on June 7th to discuss issues related to subterranean development. The concerns outlined in the background information related to subterranean development were:

There was a consensus to maintain the front setback as this will protect trees on boulevards.

The discussion shifted to implementing a parcel coverage restriction for subterranean development.  For example, if coverage becomes too high (65% or an additional 20% of the main floor), there could be additional requirements such as a Development Site Service Plan (DSSP).

We also discussed ensuring that there would have to be sufficient soil (either through requiring a certain amount of soil on top of the subterranean development or protection of existing soil (limits to subterranean development) to allow for soft landscaping onsite.

If changes were to be made, additional business units such as Water Resources, and Development Engineering would have to be consulted. We will also revisit the discussion during Phase 2.

Updates on the recommendations to Council will be made available towards the end of June.
